Case Study: : €45.8m Portuguese Facilty – Hotel & Residences

 Bridging Finance Europe arranged a €28.2 million term loan secured against a prime Lake Como property, delivering a tailored Italian real estate finance solution for a foreign national borrower.


The client required senior debt financing in Italy without the requirement to place assets under management (AUM) with the lender—often a key obstacle in the Italian property finance market for international investors. Using our deep expertise in Italian real estate lending and our established network of domestic and international lenders active in Italy, we secured a competitive term loan on favourable terms.

 

Bridging Finance Europe arranged a bespoke €45.8 million financing facility for a Portuguese hotel and branded residences development located outside Lisbon, for a non-EU family office investor.

The facility was structured in two initial phases to match the project’s development plan:


  • Phase 1: A €15 million bridge to fund enabling works, including golf course redesign and site design.
     
  • Phase 2: A further tranche to finance the construction of 35 luxury villas.
     

A Phase 3 construction facility is due to commence shortly, providing funding for the 189-room hotel and ancillary lifestyle amenities, enabling the borrower to complete the full mixed-use development.

The family office had purchased the site speculatively several years ago and required a tailored financing solution capable of supporting a phased development program. Bridging Finance Europe leveraged its pan-European lender network and deep experience in Portuguese real estate finance to deliver a structured solution that aligned with the investor’s vision and timeline.
