Italy offers a property investment proposition that few European markets can match. Prime assets of exceptional quality, significant value relative to comparable locations in France or the UK, and a depth of international buyer demand across luxury residential, hospitality, and commercial sectors that continues to grow. Milan has cemented its position as a genuinely global investment city. Rome, Florence, and the Italian lakes attract sustained capital for trophy residential and boutique hospitality assets. For international investors, however, Italy presents the most challenging financing environment in Western Europe. The domestic banking system is fragmented, bureaucratic, and deeply conservative in its credit appetite. AUM-linked lending, where banks require borrowers to place investment assets under management as a condition of providing property finance, is commonplace. For investors with existing wealth management relationships elsewhere, this condition is often commercially unacceptable. Legal and notarial processes add significant time and complexity. Non-resident borrowers and offshore holding structures are approached with particular caution by domestic lenders.

Italian property transactions require a codice fiscale (Italian tax identification number) for all buyers, completion through a mandatory notarial deed, and in most cases a preliminary contract (compromesso) prior to final completion. For international buyers, the notarial process adds significant time and requires Italian legal counsel with specific property transaction experience.
