Bridging Europe was founded in 2018 by Andrew Caracciolo to address a gap that he had observed firsthand. His clients, primarily family offices and high-net-worth investors based in London, were increasingly looking beyond the UK for property opportunities across Europe. The capital they needed to pursue those opportunities was not easily accessible. The conventional market was not built for cross-border transactions, non-resident borrowers, or the structural complexity that pan-European investment involves. Bridging Europe was built to fill that gap.
Andrew brings a background that is unusual in this market and genuinely useful to clients. Having worked within family offices in London, carried out residential developments across the UK, and founded Roman Capital, a mezzanine and equity lender focused on underserved SME developers, the perspective he brings to every transaction is not that of a broker looking in from the outside. It is the perspective of someone who has sat where clients sit, managed developments, deployed capital as a lender, and understood the requirements of both sides of the table.
That dual experience, as both investor and lender, is what allows Bridging Europe to structure transactions rather than simply place them. Andrew knows how lenders assess credit because he has been a lender. He knows what investors and developers need from a financing structure because he has been an investor and developer. The result is an advisory that prepares and presents transactions with a level of credibility and precision that a purely brokerage-led approach cannot replicate.
Bridging Europe has grown entirely through word of mouth since its founding. The network today encompasses private banks, debt funds, clearing banks, and family office lenders across Europe, built through completed transactions rather than introductory calls. The client base spans high-net-worth individuals, family offices, developers, and institutional investors operating across all major European markets and asset classes.
Andrew holds degrees from the University of Edinburgh and Bocconi University in Milan, providing both the analytical foundation and the European perspective that pan-European advisory demands. It is a combination of academic credentials that is rare in this market and reflects the dual British and continental European focus that defines everything Bridging Europe does.
Bridging Europe is independent, experienced, and has closed deals across Europe that others could not. That track record is the only thing that matters.
If you have a property finance requirement in the UK or Europe, we would welcome a conversation.
No obligation, no pressure, just an honest discussion about what is achievable and how we can help.
Most advisors in this market are intermediaries. They know the products and they know some lenders. What they cannot offer is the genuine understanding of what it means to be on both sides of a property finance transaction, as the borrower who needs capital and as the lender assessing risk.
When Andrew structures a transaction for a client, he does so knowing precisely how a lender's credit committee will assess it, what questions they will ask, and what they need to see in order to say yes. That knowledge does not come from brokering. It comes from lending. And it is the difference between a deal that closes and one that does not.
